Initially your property will be inspection by the Director or Manager who can come round and see your property and offer advice on all aspects of the Lettings process including; current legislation, how best to present your property, current market conditions, the kind of tenants you are likely to get and advice on a marketing price, without obligation to proceed.STEP 2: INSTRUCTION
Once you have decide on using Green Live Estate Agents we will draw up details of your property and send round our in house photographer who will take 6-8 digital pictures of your property, and write accurate description in line with the current legislation. Depending on the property we may draw up a floor plan and place this, along with the photos, on our website. Inclusion of the property details and pictures on our website www.greenlive.co.uk together with all of the major property portals, and we will endeavour to advertise in both our window and in one of the various paper publications we advertise in.

STEP 3: BOARDS
Erection of one "To Let" board on the property unless otherwise specified. We will not place boards in conservation areas or where it will infringe the planning laws.
STEP 4: DATABASE OF WAITING PRE-QUALIFIED APPLICANTS
We have a large database of Professional people looking for property. Using advanced automated systems, prospective Applicants are "matched" and contacted with details of your property, via email, sms and followed by telephone conversation.
STEP 5: VIEWINGS
Viewings are nearly always accompanied by one of our negotiators who will have all of the information to hand about your property ensuring that any questions can be answered.We advise that your property be presented in the best possible condition whilst viewings are going on, and be assured that we will inform you, or any existing tenants of all viewings so there won’t be any ‘surprise’ viewings.
STEP 6: OFFERS
On successfully finding a suitable tenant Green Live will collect one to two weeks of non refundable deposit in order to reserve the property whilst the terms and conditions are negotiated between Landlord and the Tenant, provided the Landlord is happy to proceed which of course will be subject to contract and necessary references. All offer received by Green Live will be out in writing to the landlord with details of the tenant and any specific requirements that Tenants may have. Quiet often a Tenant will require a addition or removal of furnishings or notable repairs that have been noticed on viewings. We will advise you at this stage of the relative merits or potential downsides so as the Landlord you can make an informed decision based on the facts.
STEP 7: REFERENCES
Green Live will instruct an independent regulated credit reference agency Rentchecks who will conduct the reference check which will include 5 years credit history, previous Landlord, Employment check and ID check. Green Live will receive detailed Reference report within 24-48 hours.
STEP 8: DECIDING ON REQUIRED SERVICE

Once the satisfactory references are received we will draw up Tenancy Agreements and send these out to both parties for perusal prior to signing. It’s during this stage that we can organize any relevant safety certificates, Tenants Requirements cleaning and an inventory and check-in if they are required. Alongside we will also start collecting monies from the Tenants which will usually consist of one month in advanced and six weeks worth of deposit, unless agreed otherwise.
STEP 10: SIGING OF CONTRACT
Green Live will arrange suitable time for the contract to be executed by both parties
STEP 11: MOVING IN
Once all the paperwork has been done, and we have received the monies from the Tenants they can move in. You need to have the property ready at this stage having taken meter readings, informed the energy suppliers and the council of the change of name and given Green Live sufficient number of keys.
STEP 12: AFTER SALES
During the term of occupancy, (i.e. any subsequent terms of letting to the same tenants), Green Live will be on hand to assist the Landlord with any tenancy related issues and if appropriate, advise the Landlord on any legal issues. We will endeavor to advise Landlords as and when legislative regulations are brought into being which may affect the Tenancy.
STEP 13: RENEWALL
Green Live will renew the tenancy (if applicable), advise the Landlord of market trends and if possible achieve a rental increase. Furthermore, Green Live will ensure that all aspects of the renewal are tied up correctly and any relevant notices are served.
